The inspection period is typically for 10 business days upon receipt of accepted offer. During this time a general inspection and any other necessary inspections are done. Earnest money is deposited typically within no more than 5 business days of receipt of accepted offer.
Repairs that the buyer wants the seller to be responsible for are negotiated.
The lender orders the appraisal after the inspections are complete.
The title company works on insuring the title and the lender works on securing the loan, while we wait.
When the loan documents are complete and the title is cleared the buyer signs the paper work. I order the home warranty.
After the documents are signed the deed is recorded. I now have the privilege to give you the keys to your new home.
